Rental fees are refundable up to 30 days prior to arrival, due to cancellation, less 15% of the total booking. All fees are non-refundable if less than 30 days prior, unless a replacement rental is received, less 15% of the total booking. Trip insurance is highly recommended.
CHECK-IN & CHECK-OUT
Check in time at the villas is 3 PM, and checkout time is on or before 10AM. This time is necessary to adequately clean and prepare the home for incoming guests. Rarely, an exception can be made when possible, but only with prior approval from Star Villa.
Star Villa requires a 50% deposit to confirm reservation, with a balance due 30 days prior to your arrival. Payment forms include Visa, MasterCard, personal checks, traveler’s checks, money orders or cash upon arrival.
Total number of guests permitted at your villa is limited to the number for which the villa has been confirmed and paid for. If additional guests are added, Star Villa must be notified prior to your arrival, and additional fees paid in full.
All homes are thoroughly cleaned prior to your arrival. There are plenty of extra towels and linens. On all stays under one week, no additional housekeeping services are provided. If you are staying 7 days or more, one cleaning will be offered at no additional charge. However, if additional maid services are requested, it will be at the renter’s expense of $80.
Flying and crawling insects, (and unfortunately rodents too) are part of tropical life. While all of our homes are exterminated on a monthly basis, you may see these creatures. No refunds will be issued due to insect sightings.
Lost keys will incur a $35 replacement fee.
LATE ARRIVAL/EARLY DEPARTURES
No refunds will be given for late arrival or early departures. No refunds will be given based on reduction of party size from original booking. Trip insurance is highly recommended.
Guest assumes full responsibility for all activities and conduct occurring at this property, including all actions of guests and their invitees or family members. Guests hereby agree to indemnify and hold harmless both Star Villas and homeowners from all claims, damages, lawsuits, or injuries occurring upon the rented premises, including all legal fees associated with such.
Charges will be made on guest credit card for damages due to negligent or abuse of Star Villa property. In which case, full amount of reparation, including attorney’s fees when necessary, will be applied.
Maintenance at Star Villa is our highest priority, but just like at your own home, things do break from time to time. In the event of a breakdown or malfunction, we will make every effort to get it repaired or replaced as soon as possible. However, these things often take much longer in the islands, due to equipment availability out of our control. With that said, no refunds will be entertained for mechanical failures of non-essential items. This includes, but is not limited to air conditioning, pool, dishwasher, washer/dryer, TV, etc.
In addition, no refunds will be allowed for local utility outages, including power outages, telephone or water outages, as well as disruptions in cable / satellite TV service or internet service.
Please be respectful with regards to noise at your rental villa. Please think about your neighbors, some are on vacation too, but others are going to school or work the next day. St. John has an island-wide sound ordinance, which requires loud noise and music to be ended by 10PM. This law is enforced, and police may be called if you do not comply.
Star Villa is not responsible for any personal items that are lost, misplaced, stolen or forgotten at the villa. If you feel you have left something behind, we’ll make every effort to locate it and return it to you, at guest expense.
While we love animals, pets are not allowed at Star Villa properties. Penalty includes $500 charge to your credit card on file, and eviction of all tenants from the property, in addition to, forfeiture of all rental amounts paid.
Rates are subject to change without notice, with the exception of booked reservations.
All rental fees will be charged the Virgin Islands Hotel Tax, which is currently 12.5%.
A staff of maintenance, landscaping, pool and bug-extermination professionals service the homes on their schedule. Should you want total privacy, please let us know so our staff can schedule accordingly.
Smoking is not permitted in or on any Star Villa properties by renters or their guests.
Star Villa reserves the right to substitute equal or better accommodations for guests when the rented villa is unavailable for any reason, including sale, damage, undergoing repair or any valid reason. If equal or better accommodations are not available, we will refund the rental amount and all taxes to the guest.
All telephone service in the homes is local only (St. John, St. Thomas, or St. Croix). Long distance service may be obtained by calling collect or using a calling card, which is available for purchase at all local markets. Any long distance charges billed to home during guest stay will be billed to credit card on file.
All homes are stocked with plenty of towels, beach towels and bed linens for your stay.
There is no neighborhood trash removal here on St. John. ALL trash must be taken to nearby community dumpsters on a regular basis. However, if you don’t have a rental car, contact the office for trash removal. A $25 fee for each disposal will be charged to credit card on file.
We will never share or use your email or personal information for any other reason than to contact you regarding your stay at Star Villas.

St. John has several vehicle rental companies, should you choose to rent one.
St. John’s economy is thriving and many homes and condos are being built. Construction is everywhere on the island and can begin anywhere at anytime. We are not responsible for construction noise and appreciate your understanding in those areas where construction exists. Typically construction begins at 7AM and ends 3:30PM.
